What decided it

The adverse impact of the development on the green buffer and rural character of the area would significantly and demonstrably outweigh the benefit of three additional dwellings to housing supply under NPPF paragraph 11(d)(ii).

The benefits of three family homes and self-build provision were outweighed by the unacceptable incremental erosion of the green buffer between settlements, harm to rural character, and ecological harm, assessed against the Framework taken as a whole under the tilted balance.
