What decided it

The adverse effect on public safety arising from the inability of the off-site nuclear emergency planning arrangements to accommodate the additional residential unit in an already highly populated sector of the DEPZ, which conflicts with LP Policy SS7 and Framework public safety objectives, outweighs the limited housing and economic benefits of a single dwelling.

The significant weight given to public safety and the conflict with LP Policy SS7 and Framework paragraph 11 significantly and demonstrably outweighed the limited social and economic benefits of one additional dwelling and a small retail unit, even accounting for the Council's housing land supply shortfall of 4.2 years.
