The proposed dormer window's considerable scale (over 2.2 metres wide) and prominent positioning on a street-facing elevation would create a disjointed, cluttered and top-heavy roofscape that harms the character and appearance of the host dwelling and surrounding area, conflicting with development plan policies requiring high quality design.
