What decided it

The proposed hip to gable conversion with oversized rear dormer would harmfully add mass and bulk to the already extended dwelling, creating an ungainly and incongruous feature that fails to meet the design standards required by Policy CS16 and the SPD, and would exacerbate the adverse effect on the character and appearance of the Gladys Avenue streetscene.
