The rear outbuilding's prominent positioning forward of the established building line to Hayes Crescent, combined with the loss of the large tree and its stark contrast with neighbouring properties, would harm the character and appearance of the surrounding area, whereas the roof extension would integrate acceptably into the varied street scene.
