The proposed 1.8-metre brick wall enclosure, combined with the single storey nature of the proposed dwelling and its siting within the courtyard, would provide an appropriate degree of privacy for both future and existing occupiers despite not meeting the council's 21-metre separation distance guidance, which is acknowledged as guidance only that cannot address all planning circumstances.
