What decided it
The proposal would adversely affect the integrity of European Protected Sites contrary to the Habitats Regulations, and this harm, combined with the lack of justification for a rural worker's dwelling and conflict with the development plan, outweighs the benefit of delivering a single dwelling to address the housing land supply shortfall.
The single dwelling benefit and support for rural employment do not outweigh the identified conflicts with the development plan, particularly the adverse effects on European Protected Sites which engage the strong reason for refusal in paragraph 11d) of the Framework and disapply the presumption in favour of sustainable development.
