What decided it

The substantial and demonstrable harm to Green Belt openness caused by the introduction of four new dwellings with greater footprint and volume than existing buildings, combined with the site's failure to meet the sustainability requirements of paragraph 155(c) due to its poor public transport accessibility and the significant increase in private motor vehicle journeys, could not be clearly outweighed by the benefits of housing supply.

The lack of housing supply and demand for family-sized housing attracted considerable weight, but the substantial harm to the Green Belt and its openness, together with the failure to meet sustainability requirements, clearly outweighed these benefits and the other limited or moderate considerations in favour of the proposal.
