The proposal would result in the loss of a 3-bedroom family dwelling in an area with demonstrable need for family-sized housing, contrary to Policy DM12 of the DPD and Policy TP35 of the LP, and the benefits of additional housing supply would not outweigh this harm.

The benefits of housing supply and economic, social and environmental benefits from utilisation of the property were outweighed by the harm to family housing provision and conflict with the development plan requirement for an appropriate mix of housing to meet identified need
