Main issues, as the Inspector framed them

  • Whether the site is suitable for residential development, having regard to its land use, location and the amount of development having particular regard to the duty to seek to further the purpose of conserving and enhancing the natural beauty of the Chilterns National Landscape

What decided it

The site's physical and visual separation from the built-up area of Peppard Common, combined with the fundamental and irreversible harm to the natural beauty of the Chilterns National Landscape, meant that the adverse effects substantially outweighed the benefits of contributing to self-build housing need.

The substantial weight afforded to the benefits of housing delivery and meeting self-build need was substantially outweighed by the very substantial weight of the adverse effects on landscape character, sustainability of location, and the conflict with national landscape protection policies.
