Main issues, as the Inspector framed them

  • Whether the proposed dwelling would be appropriately located having regard to the operational needs of the agricultural enterprise

What decided it

The evidence demonstrated that the proposed dwelling would be located within the land holding associated with the source of employment, at a distance sufficiently close to serve the operational needs of the agricultural enterprise, and that no suitable alternative accommodation existed capable of meeting the identified operational need.

The limited effects on openness and rural character arising from the development were outweighed by the justified countryside development under Policy SP4(2)(g) and the satisfaction of the requirements of Policy HP7 in meeting an essential operational need for the agricultural enterprise.
