Main issues, as the Inspector framed them

  • The effect of the development on the living conditions of the occupiers of Willow Farm and Catchwater Farm with particular regard to noise
  • Whether the development poses safety and hazard concerns without appropriate mitigation

What decided it

The repeated and ongoing nature of patron activity including shouting during evening operating hours would erode the tranquillity and quiet enjoyment of nearby dwellings, causing unacceptable harm to living conditions that substantially outweighed the economic benefits.

The economic benefits from job creation and establishment of a business in rural areas were substantially outweighed by the adverse impacts on residents' living conditions, particularly in the evening, on operation.
