Main issues, as the Inspector framed them
- the effect of the proposal on the character and appearance of the area
- highway and pedestrian safety
What decided it
The proposal has a compelling functional requirement to be located within the Coastal Protection Belt by virtue of its marine-related activities and functional relationship with the existing storage use, and would not harm character and appearance or highway and pedestrian safety.
The benefits of the proposal in providing a complementary function to assist the efficient operation of an existing business and making better use of underutilised land outweighed any concerns, particularly as the fallback position would be noticeably more harmful to character and appearance.
