Main issues, as the Inspector framed them

  • The effect of the proposed development on the character and appearance of the property and surrounding area

What decided it

The proposed development would cause harm to the character and appearance of the property and surrounding area through its incongruous massing, contrasting materials, and visual dominance, which would not be adequately mitigated by the proposed hedge-retention condition, and this harm substantially outweighs the limited benefits.

The limited benefits in terms of economic benefits through construction and additional floorspace within the settlement were substantially outweighed by the adverse effects on character and appearance and design quality.
