Main issues, as the Inspector framed them

  • The impact of the proposal upon the host dwelling, street scene and character and appearance of the surrounding residential area
  • Neighbouring residential amenity with regard to overbearing impact and overshadowing

What decided it

The proposal would not result in material or unacceptable deterioration in daylight, outlook or residential amenity to neighbouring properties, and the fallback position of the boundary treatment under the GPDO made refusal on that basis unreasonable.

The modest scale and proportionate nature of the extension, combined with the absence of unacceptable impacts on neighbouring amenity and the fallback position of permitted development rights for the boundary treatment, outweighed the concerns raised by objectors and the planning committee.
