- Flat fee: £575

8 December 2026
What changes, and when
Almost every national fee rises. Prior approvals with no fee before 8 December pay £310, permission in principle becomes a flat £825 in place of a charge on the site area, and the housing bands end at 49 dwellings rather than 50, with a lower rate for each dwelling beyond.
Which fee applies
An application made on or after 8 December 2026 pays the new fee. One made before then pays the earlier fee (regulation 12 of the 2026 Regulations).
Approved by Parliament
The House of Lords approved the Regulations on 14 October 2026 and the House of Commons on 27 October 2026.
Planning Portal cut-off
Applications submitted on the Portal before 17:00 on Monday 7 December pay the earlier fees, if payment has cleared by then. The Portal suggests bank transfers by 2 December and cheques by 27 November.
After December
From 1 April 2027 the new fees rise each year with inflation (CPI). The government plans to let authorities set their own fees from 2027/28.

What the calculator covers
One type of application at a time. Where an application combines categories, dwellings with commercial floor space for example, the Regulations add the categories under their own rules (Schedule 1, Part 1): work out each part here and check the combination against those rules.
Not covered: two or more applications for the same site made on the same day, deemed applications on an enforcement appeal, applications to the Secretary of State, mining and landfill monitoring visits, and hazardous substances consent.
Fees are uplifted with inflation every 1 April. We update the calculator when they change.
