The proposed extension's depth, height and position would create a dominant and solid flanking wall causing harmful loss of daylight and outlook to the neighbouring property at no. 11, contrary to Policies DMHB 11 and DMHD 1 of the Local Plan.

The appellant's family circumstances and the lack of neighbour objections did not outweigh the permanent harm to neighbouring residential amenity identified in relation to daylight and outlook.
