What decided it
The fallback position of the Prior Approval scheme, which was only marginally smaller than the built extension, meant that the minimal additional depth and height would not cause material harm to neighbour amenity or breach development plan policies.
The minimal difference between the built extension and the fallback scheme, combined with the absence of perceptible harm to daylight, outlook or overbearing effect, outweighed the technical breach of the SPD 45-degree guidance
