What decided it

The rear-facing box dormer would significantly harm the character and appearance of the terrace by creating the appearance of an extra storey and unduly affecting the existing hipped roof design, contrary to development plan requirements for subordinate extensions.

The substantial additional living accommodation provided by the proposal did not outweigh the significant harm to the character and appearance of the area and conflict with the development plan.
