What decided it
The proposal would result in significant adverse effects on the Ashdown Forest SPA and SAC through increased recreational pressure and predation risk that cannot be effectively mitigated, contrary to the Conservation of Habitats and Species Regulations 2017 and the development plan.
The adverse ecological impacts on the SPA and SAC were not outweighed by the benefits of housing provision, economic benefits to Nutley, and social and community benefits, and the presumption in favour of sustainable development did not apply due to the AONB location and habitats directive constraints.
