What decided it

The loss of the TPO-protected poplar trees was unavoidable and would be adequately mitigated by replacement planting, allowing the proposal to proceed despite tension with the restrictive wording of Policy G13.

The benefits of housing delivery and the unavoidable nature of tree loss with adequate mitigation outweighed the tension with the restrictive part of Policy G13 and local concerns about increased traffic.
