What decided it

The proposed development, despite breaching policy on the scale of front extensions, would not harm the character or appearance of the host dwelling or surrounding area due to its design respecting the stepped profile and subservient character of the existing building and the screening provided by the boundary hedge and protected tree.

The breach of policy regarding the front extension being more than minor was outweighed by the design quality and visual integration of the proposal with the host dwelling and the protection of character and appearance of the area.
