Main issues, as the Inspector framed them
- The effect of the development on the character and appearance of the host property and the area
What decided it
The roof alterations and rear dormer extension, by virtue of their scale, siting and design, fail to achieve appropriate subordination to the host property and result in incongruous and out-of-keeping additions that cause harm to the character and appearance of the host property and the area.
The benefits put forward by the appellant, including high quality design, efficient use of land and additional family accommodation, were given some weight but were insufficient to outweigh the identified harm to character and appearance.
