The adverse impacts to the landscape character of the AONB, which holds great weight and provides a clear reason for refusing the proposed development, along with the negative impact upon trees, outweigh the modest housing and social benefits.
The great weight given to harm to the AONB landscape character and the substantial weight of tree loss outweighed the modest benefits of housing supply, affordable housing contribution, public right of way, biodiversity benefits, and economic benefits; the presumption in favour of sustainable development did not apply.
