What decided it

The Council's prior approval of an almost identical scheme at No. 51 Higher Green, combined with evidence that the majority of positive buildings in the conservation area already have non-traditional window frames, made it inequitable to refuse the current application.

The retention of the leaded lights pattern and the prevalence of non-traditional window materials in the conservation area outweighed the Character Appraisal's disapproval of uPVC, resulting in approval.
