What decided it
The proposed extension would introduce an uncharacteristically large flat roof element with render finish that would unacceptably harm the character and appearance of the area by being at odds with the existing sloping roofs and brick materials, and would dominate and obscure the existing pyramid outbuilding.
The harm to character and appearance outweighed the personal benefits to the appellant and improvements to drainage and insulation, as the planning system operates in the wider public interest with legitimate aims of upholding planning policies.
