Main issues, as the Inspector framed them
- the effect of the development on the character and appearance of the host dwelling and surrounding area
- the effect upon the living conditions of the occupiers of 23 Oakridge Avenue with particular regard to outlook and light
What decided it
The fallback position of the previously approved 3m rear extension scheme, to which the Inspector afforded significant weight as a real prospect of implementation, meant that the additional 2m depth would not unacceptably harm the living conditions of the neighbouring occupiers.
The modest additional harm to neighbouring outlook and light from the extended depth, when compared against the fallback position and the absence of harm to character and appearance, tipped in favour of allowing the appeal.
