What decided it

The significant scale and size of the proposed extension would subsume the original property and appear as a prominent and incongruous feature that relates poorly to the character and appearance of the existing locally listed property, resulting in greater harm than the existing extension.

The removal of the existing harmful extension and improved accommodation weighed in favour of the scheme, but these benefits did not outweigh the greater degree of harm to character and appearance identified.
