What decided it

The clear risk that the proposed development would threaten the integrity and long-term future of the retained trees, including those protected by TPO, thereby unduly compromising their significant contribution to the character and appearance of the area.

The benefits of one additional dwelling and economic contributions, in the context of a shortfall in five-year housing land supply, were significantly and demonstrably outweighed by the adverse impact on trees and character and appearance.
