What decided it
The proposal would adversely affect the integrity of the Arun Valley SPA/SAC due to increased water demand without secured water neutrality measures, which under Regulation 63(5) of the Conservation of Habitats and Species Regulations precludes the development from proceeding.
The housing land supply shortfall and contribution of four additional units were outweighed by the overriding consideration that the proposal would adversely affect the integrity of protected habitats sites and conflict with the spatial strategy of the development plan.
