What decided it
The location outside the settlement boundary in an area where residents would be dependent on private motor vehicles for most day-to-day needs, combined with conflict with Policy LPP1 of the emerging development plan, outweighed the limited benefits of the scheme.
The limited benefits of employment during construction, support for local facilities, and potential biodiversity enhancements were insufficient to outweigh the substantial harm from development contrary to the development plan and intrusion into the countryside.
