The recorded pattern of anti-social behaviour including loud music, swearing, screaming, verbal abuse, altercations and drug/alcohol misuse by guests, combined with the substantially greater potential for disturbance from groups of up to 13 people regularly congregating at weekends, demonstrated that the mitigation measures in place were insufficient and the use caused unacceptable harm to neighbouring residential amenity.
