The appeal site is located outside the settlement development boundary contrary to up-to-date development plan policy and would further erode the semi-rural character of the area, making it an unsuitable location for residential development.

The economic, social and environmental objectives of sustainable development claimed by the appellant do not overcome the policy objection to development outside the settlement boundary, particularly where the council can demonstrate a satisfactory housing land supply.
