The northward siting of the conservatory relative to the adjoining property's rear openings, combined with the screening effect of the boundary fence and the limited visibility of the extension above the fence line, meant that no material harm to neighbouring amenity would occur despite the 5m projection exceeding the Council's 3m guideline.
