What decided it

The proposal's poor design, excessive bulk and volume relative to the local character, harmful effect on the AONB landscape, and adverse impact on neighbouring living conditions outweighed the housing and economic benefits.

The substantial benefits of housing delivery and economic benefits were outweighed by the harmful effects on character and appearance of the area, failure to conserve or enhance the AONB landscape to which great weight must be given, and harm to neighbouring living conditions.
