The proposal would result in increased nutrient loading to the Poole Harbour SPA without any mitigation to achieve nutrient neutrality, causing significant and adverse effects on the integrity of the SPA in breach of the Habitats Regulations, which outweighs the modest housing benefit.
The modest benefit of one new dwelling and small economic advantages were outweighed by the significant and adverse impact on the integrity of the Poole Harbour SPA, which is a legislative matter of such significance that it precludes the development.
