• the effect of the proposed development on the continued use of the multi-use games area adjacent to the site

What decided it

The less than substantial but significant heritage harm to the listed building's setting and the Conservation Area's character, combined with harm to the living conditions of future occupiers and the continued use of the MUGA, outweighed the moderate public benefits of the scheme.

The great weight given to the less than substantial heritage harm and conflict with rural housing policy, together with harm to the MUGA, outweighed the moderate public benefits (affordable housing, S106 contributions, economic and biodiversity benefits), so the adverse impacts significantly and demonstrably outweighed the benefits.
