What decided it
The unacceptable effects on the character and appearance of the High Weald AONB, combined with the unsuitable location of the development outside settlement boundaries with poor accessibility to services and facilities, outweighed the benefits of delivering additional housing.
The benefits of delivering additional housing and some economic benefit from construction and resident expenditure were outweighed by the harms relating to the location of the development and landscape character, particularly given the AONB protection policies provided a clear reason for refusal displacing the presumption in favour of sustainable development.
