The significant adverse impact on the character and appearance of the area through loss of the site's spacious and verdant qualities and the risk of damage to or loss of mature trees, combined with failure to deliver a net gain in biodiversity, which conflicts with the development plan as a whole and is not outweighed by the modest housing benefits.

The modest public benefits of additional housing supply and construction activity were outweighed by the significant conflict with development plan policies on character and appearance and biodiversity net gain.
