The benefits of housing supply, affordable housing provision, and support for rural community vitality were substantially outweighed by the significant harm to the AONB landscape character and scenic beauty and the failure to achieve good and beautiful design, with the AONB protection policies providing a clear reason for refusal under NPPF paragraph 11(d)(i).
