The cumulative effect of the proposed extension with the permitted extension would create an overly dominant and bulky building that would harm the character and appearance of the area, particularly as viewed from the nearby Meadow Rise estate, and would fail to comply with Policy LPP36 requiring extensions to be subordinate to the original dwelling.
