What decided it
The unacceptable impact on highway safety arising from inadequate visibility splays at the site access, combined with the less than substantial harm to the Conservation Area and the setting of Baytree House, outweighed the benefits of housing and self-build provision.
The public benefits of housing supply, self-build custom houses, hedgerow improvement, biodiversity net gain, and economic and social benefits were not sufficient to outweigh the harm to the significance of the Conservation Area, the harm to the setting of Baytree House, the harm to the setting of Royal Farm and Outbuildings, and the unacceptable harm to highway safety.
