The appeal site is located in the countryside outside any settlement boundary and the proposal does not meet any of the exceptions in LP SP8, making it unsuitable in principle regardless of other benefits.

The limited benefits of self-build design, housing need provision, and small-scale economic benefits do not outweigh the conflict with the development plan arising from the unsustainable countryside location with limited services and facilities.
