The proposal would fail to provide satisfactory living conditions for future occupiers due to overlooked outdoor amenity space and would cause unacceptable overbearing harm to the outlook of existing occupiers at No 25, combined with overdevelopment of the cramped plot.
The limited social and economic benefits of one additional dwelling and efficient use of previously developed land did not outweigh the harm to living conditions of future and existing occupiers and the character and appearance of the area.
