What decided it
The amended extension's ridge height, footprint, and hipped roof form fail to reflect the modest proportions and traditional design of the original cottage and consequently fail to preserve the historic character and appearance of Ashley Conservation Area, resulting in less than substantial harm to which great weight must be given under NPPF paragraph 212, with no public benefits to outweigh it.
Less than substantial harm to the conservation area significance was weighed against claimed public benefits of extending and improving living space, but no evidence demonstrated this could not be achieved in a more sympathetic manner, and the balance tipped decisively against the proposal.
