The bulk, scale, massing and design of the two-storey side extension would dominate the host dwelling and create significant visual imbalance to the semi-detached pair, failing to respond positively to local character and appearing as an alien and inharmonious addition contrary to development plan policies and NPPF guidance on design quality.
