What decided it
The site does not represent a sustainable location in terms of limiting the need to travel and offering a genuine choice of transport modes, and the adverse impacts of the proposal significantly and demonstrably outweigh the housing benefits when assessed against the Framework as a whole.
The housing benefit of a single open market dwelling and the Council's inability to demonstrate a 5-year housing land supply were outweighed by the lack of sustainability of the location, the conflict with policies directing development to sustainable locations, and the availability of allocated housing land in a more sustainable location within the neighbourhood plan
