The proposal would constitute a standalone building outside the hamlet that would be an anomaly in the landscape and would not respect the intrinsic character of the area, and the location lacks convenient access to services and facilities, such that the adverse impacts significantly and demonstrably outweigh the modest benefits of a single dwelling.
The modest benefits of housing supply, quick delivery, carbon savings, and community retention were significantly and demonstrably outweighed by the adverse impacts on character and appearance, the conflict with the development strategy, and the unsustainable location with poor access to services and facilities.
