The excessive depth of the proposed rear extension (5.2m versus the 3.5m guideline and 1.7m beyond the previously permitted extension) would create an adverse impact on light and outlook for the neighbouring property at No 158, conflicting with local plan policies, whereas the outbuilding would not cause such harm.
