Main issues, as the Inspector framed them
- The effect of the proposed development on the character and appearance of the host dwelling (26 Station Crescent) and surrounding area
What decided it
The proposed development would have a harmful impact on the character and appearance of the host dwelling and surrounding area by eroding the spacious gap between properties, increasing massing and density inconsistently with the suburban linear character of Station Crescent, and introducing a rear bungalow that would appear cramped and visually harmful to the street scene.
The benefits of providing 4 additional residential units in an accessible location were insufficient to outweigh the identified harm to character and appearance
